Sellers can sometimes receive an offer on the same day! However, sellers should expect to receive an offer within 24-48 hours as this allows enough time for our network of cash buyers to review the deal and prepare the necessary paperwork. 

We aim to schedule a walk through when it’s convenient for the homeowner. These are conducted during business hours. Sometimes cash buyers will accompany us on the walk-through.  

The offer to purchase your house is determined by a combination of the location and the current condition of the property. Cash buyers will take into account the cost of renovation and repairs, and sometimes the circumstances of your situation to determine a price.

Every seller’s situation is different, so a fair offer would be in the eye of the beholder.  However, if the offer gets you out of your situation and allows you to walk away from headaches and stress, you may want to seriously consider. Remember, the cash buyer is taking all the risk buying “as-is” without any inspections or contingencies, so it must be beneficial to both of you. 

Sometimes a seller may not receive an offer. In these instances a “No Offer” is better than a “Low Ball Offer” as we do not want to insult you. However, there may be alternative solutions presented to help homeowners in pressing situations. 

We do not put your home on the MLS. We inform the cash buyers in our network about your home and obtain offers to present to you.  However, in certain situations as an alternative option, we can list your property on the MLS with your permission.  

Selling off market is totally the decision of the homeowner; we do not advise in the decision making process. Additionally, there is never any pressure to accept an offer — all offers are no obligation.  

Homeowners that sell off market usually do not have the time to wait 3-4 months for a traditional on market sell. Homeowners that sell off market are knowingly trading less money, for time and convenience. It’s more beneficial for them to immediately receive cash and move on.  

Additionally, homeowners that sell off market often times are selling a home that is outdated, distressed or in need of major repairs; they do not have the money to fix it up. This is why the cash buyer pays less, but provides a fair offer — they will take the time and their financial capital to fix it up.  

Other times, homeowners do not want to clean and declutter for an Open House or a real estate agent refused the listing. These are just some of the reasons why a homeowner may consider selling off market to a cash buyer. 

If it makes sense for us, we would make an offer and buy your house directly. However, majority of the time we will obtain offers from third party cash buyers.   

We do not charge any commission or fees to the seller. Real Estate agents would charge a 4% – 6% commission if they list your home on the market. We get paid from the cash buyer either by an assignment fee or finder’s fee.
